  • Dear Stakeholders,

    It has been the privilege of Carroll Properties Corporation to actively participate in the activities of the UN Global Compact. We have more fully embraced the Principles and initiatives plus invited suppliers, clients and colleagues to explore the potential for enhanced relationship throught the Compact. The interactive model of support activities provides a constructive format for discussion and sharing of experiences to improve performance in all aspects of our daily activity.

Human Rights

  • With a focus on Foreign Direct Investment we are always alert to client attitudes toward diverse employees and to fair labor and wage practices. We work closely with state employment agencies that require fair benefit packages for local employees as a mandate for providing business incentives for job creation. Although we work regularly in states that have Right to Work laws in place we focus on providing benefits to companies that offer fairness to employees.

  • It is our mandate to provide first class services to our clients and to see that they are coached and instructed that to maximize their financial rewards they must pass through fair financial rewards to their employees.

  • It is our practice to provide a transparent workplace enhanced by international interns who have the right to question our actions and discuss their personal issues. We have experienced international political issues that affect the local workplace and we have provided legal aid to political refugees who were seeking assylum and the right to work and study in the US.

Labour

  • Fair labor principles are emphasized in the regional labor market where we concentrate our efforts. When states provide incentives to support new business ventures they mandate compliance with health care and other benefits for employees. We encourage our entrepreneurial clients to target strategic financial rewards for their job creation which then requires they offer fair benefit packages. We always share information about the Global Compact and invite clients to consider joining. Child labor which was a standard in our region 100 years ago is now against the law.

  • We are a service provider to entrepreneurial multi-national companies. We share local laws and culture with newcomers during the process of their location in our regional marketplace. We introduce them to local labor specialists that can protect them from compliance issues that may vary from their country.

  • Our progress is measured regularly as we are compensated as and when incentives accrue to clients. This demands a long term relationship and regular measures of their success which we monitor.

Environment

  • Our motto is "Sustainable Real Estate Solutions Since 1976". Girls Scouting and Outward Bound Leadership provided personal structure while Environmental Assessments of Real Property at transfer brought real environmental reality into our business model. We exercise Due Diligence prior to each property transaction on behalf of our clients.

  • We take an active role on the Legislation and Environment Committee of FIABCI, The International Real Estate Federation and served as co-chair of an Eco Film Festival on "Water as it Relates to Real Estate". CEO served as an Industry Expert on the Working Group for ISO 26000, Social Responsibility. We practice the holistic approach to attempt to understand all cultural aspects of business. Presently we serve as President of International Organizations and oversee 20 UN Delegates from Bangkok, Beirut, Addis Ababa, Santiago, Geneva, Vienna and New York. We are formulating a plan for RIO+20 next year.

  • We select and target market sustainable real estate such as a private water source thought to be the largest in the world. Focused on appropriate use of this precious commodity we have made a global search for responsible investors and corporations that can provide the appropriate metrics for monitoring a new Water Centric Sustainable Community that is at least Carbon Neutral.

Anti-Corruption

  • The Real Estate Industry is often the front line for money laundering. The International Real Estate Federation which we support plays an active role in Vienna in informing our industry of issues to monitor. Today US Banks have implemented strict regulations which support our efforts in assessment of potential issues.

  • We maintain communication with our colleagues in Vienna and screen clients prior to offering real estate investments. We have had investors leave the marketplace when we were asking questions they were uncomfortable or unable to answer. We focus our time and efforts on pre-screened business clients that have references from banks in their respective countries.

  • As a part of our Closing Procedure on Real Estate transactions foreign corporations must have funds withheld at closing to comply with tax laws. The legal structure of our industry provides built in protection from corruption. Internally we have a policy which is also real estate law that we do not pay kick backs for referrals. We practice our business as a brain surgeon would, no one asks them for a referral fee. We thrive on referrals because we offer premier service. For 40 years our business has thrived from former clients telling their friends where they can get support to make their business more profitable.
